Bathtub Overflow Water Damage in Ladera Ranch , CA
The source of the loss was a bathtub overflow on the third floor, affecting the master bathroom, closet, bedroom, and second-floor kitchen. Damaged materials included baseboards, carpet and padding, drywall, and hardwood flooring (categorized as a Cat 2 Class 2 loss). Upon arrival, minimal drying equipment from another company was in place, but the homeowner opted for our services on a cash price basis, with the option to file an insurance claim if materials needed removal. Baseboards were removed, carpet floated, and containments built to expedite the drying process.
During service checks, moisture levels were monitored. Upstairs bedroom and closet carpets, walls, and kitchen walls and ceiling reached acceptable moisture levels, but tile flooring and subfloor areas remained wet. Equipment was repositioned to target these areas. The homeowner removed some tiles and requested that equipment remain to continue drying the subfloor.
Final checks confirmed the kitchen walls, ceiling, and wood floors were dry. Containments and most equipment were removed, but equipment was left upstairs to dry subfloor areas under the remaining tiles. The homeowner requested an estimate for removing all tiles, Hardie backer, and drying the subfloor. A follow-up service check is scheduled for Monday.
