Category 3 Water Damage in San Clemente, CA

Initial inspection report: Category 1 class 2 but due to the time and microbial growth present it turned to be a category 3 water damage. The source of leak was water heater malfunction. Affecting garage and toilet room. On the initial day we should set up a chamber in the garage corner and seal off the toilet room entry. We noticed growth on garage side only and will attempt to dry in place The toilet room but the homeowner agreed to remove baseboards only. If we see growth go beyond that means we will need to demo the other side as well. Three walls in garage need to be demoed and the platform where the water heater stands on needs to be demoed and replaced by a new plywood piece. Set up drying equipment and come back the following two days for service checks.
