Source: Fishtank drain line (source is fixed) Area(s) affected: Storage and office Building materials affected: Drywall, VCT baseboards, industrial carpet, and framing Elevated moisture was not detected Upon our inspection and assessment of the damage, the leak was coming from a fish tank drain line. This will be a Category 3, Class 1 loss. Storage and office are affected. The materials that are affected are the drywall, baseboards, Industrial carpet, and framing. No moisture was found but there are visible water stains on the drywall and carpet. Asbestos testing is going to be needed. Our recommendation will be to remove the affected drywall and prep area for ATP testing. The flooring is an industrial carpet so we will be able to save it but a carpet cleaning company will have to treat it properly. Scope of work: Prior to demolition, asbestos testing is required, per the State of California AQMD Rule 1403 Day#1 – Build containment, set AFDs, manipulate contents, and remove affected baseboards and drywall Skip 2 days to let carpet cleaning company complete their part (not part of the price and scope of work) Day #2 – Arrive 2hrs before ATP testing to do a final wipe down in the affected areas. After it passes, pick up equipment.
