Drain Pipe Water Damage in Mission Viejo, CA
INSPECTION: A personal plumber told the homeowner it was due to a weight drain pipe that’s possibly fractured or punctured. As of now this is a category three class to water loss. The area so affected our kitchen and family room. Materials affected our crawlspace framing, tile, drywall, baseboard, and possibly some insulation. I gave the homeowner a cash price just in case if her insurance rejects the clean. As of now, the leak has not been cured.
Rooms Affected: Kitchen area with some of the family room area. The subfloor in the crawl space has minimal water damage. Materials Affected: Tile, baseboards, drywall, possibly some bottom cabinetry, and insulation Scope of Work: Prior to any work, asbestos and lead testing are required. Visit 1: Remove all contents and furniture out of the way first. Create a chamber or containment surrounding the kitchen area/living room area. We will then remove the faces of the right side of the trash compactor cabinets and then check for moisture. We will most likely remove 2 feet up of drywall and insulation then disinfect. Demo tile in the kitchen side along with the family room side until there are no more visible wet areas. We are going to do a three-stage disinfectant wipe down and treatment of the subfloor. Then set up equipment. Next, we will move on to the crawlspace and spray microbial on the lid inside the walls of the framing. We will then treat the dirt with microbial and if necessary do a second application. Visit 2: Service check and if affected areas are dry, we will remove equipment. If not dry we will need to manipulate equipment and come back for a third visit. Visit 3: If dry and ready, if the homeowner agrees we can schedule bacterial testing.
