Drywall Water Damage in Rancho Santa Margarita , CA

Inspected and assessed the damage garage drywall from the ceiling is affected possibly by a wax ring failure in the upstairs guest bathroom. My recommendation will be to contain the area run an air filtration device that removes the affected drywall from the ceiling and treat the framing with an antimicrobial solution then run a dehumidifier with the AFD for about 2 days if the framing still holding high moisture content. There is visible growth on drywall but the garage is not a habitable space so no mold remediation is needed. Ho wasn’t ready to start right away please follow up with him.
