Kitchen Water Damage Repair in Tustin
A leak from the master bathroom upstairs caused water damage in the kitchen ceiling and possibly in the hallway ceiling. Upon inspection, moisture readings showed elevated levels, and stains on the kitchen ceiling suggested possible mold growth. The affected materials included drywall, upper cabinets, and possibly insulation. This was categorized as a Category 3, Class 2 loss.
The recommended approach was to remove all affected materials and conduct clearance testing afterward. During the demolition, it was confirmed that the source of the leak was a faulty toilet base seal in the master bathroom, leading to water damage in the kitchen ceiling below. An air scrubber was used under negative air pressure during the demolition, and IAQ and antimicrobial solutions were applied to wipe down the framing.
A nail was also found in a PVC pipe, which will require attention from a plumber, expected to arrive by Wednesday. Once the plumbing work is completed, the team will return to finish the prep work, including sealing wall cavities and final cleaning. Afterward, a mold clearance test was scheduled and passed successfully. All equipment was removed, and the homeowner now needs to sign the certificate of completion to move forward with repairs.
