Plumbing Leak Water Damage in Irvine, CA

Initial inspection: our plumber Ruben is still trying to determine what was the source of the leak. I checked the upstairs bathroom around the toilet and it doesn’t seem like it’s a toilet bowl or wax ring issue. I will categorize this job as a category 2 class 3 loss. I did notice about a quarter size spot of microbial growth in the ceiling with a very minimal moisture content of 20%. The homeowner does not want to move forward with mold remediation we are going to build this job as water damage only. The only affected room is the downstairs hall bathroom. Affected materials or ceiling drywall. I will submit my initial inspection report with day to day instructions. HO is willing to sign off on the release of liability since we are NOT billing as a mold job and there’s clearly some visible. Please have him sign Work Auth once my report has been submitted and schedule accordingly.
