Water Damage and Mold Remediation in Mission Viejo

While inspecting the master bathroom, microbial growth was found behind the shower tile. To minimize demo, we accessed the affected hallway drywall from the master bathroom side. Additional damage was found in the hallway, leading to further drywall removal. We HEPA vacuumed and applied antimicrobial to all exposed framing, leaving an air scrubber onsite.

After containment and additional demo in the closet, moisture levels remained slightly elevated. Once readings reached acceptable levels, we removed equipment, took down containment, and cleaned the site. The homeowner signed the COS form, and the project is ready for repairs.
