ServiceFirst responded to multiple issues reported by the property manager, including water damage to ceilings in the kitchen, hall bath, and master bath, as well as suspected roof leaks and mold concerns.
The tenant temporarily moved out, and access to the property required coordination with the property manager due to a lockbox.
We built containment, set up floor protection, and began demolition work, including detaching cabinets in the kitchen to access affected ceilings. After removing drywall, insulation, and cabinets, we HEPA vacuumed, treated exposed framing with IAQ, and completed thorough cleaning inside containment.
We addressed elevated moisture content in framing by adding a dehumidifier and coordinated with the property manager regarding further investigation of a possible slab leak.
Throughout the project, the property manager, homeowners, and handyman interrupted work several times. Despite these challenges, we completed the preparation for post-mold clearance testing and confirmed that all moisture points had reached dry standards. We removed equipment and containment, preparing the project for further testing and reconstruction.
