Water Damage in Laguna Beach, CA

A tub drain clog overflowed, affecting the bathroom, living room, and bedroom. The plumber fixed the drain. The damage extended to the office, office bath, closet, hallway, hall bath, dining/family room, and kitchen, affecting hardwood flooring, bath vanity, kitchen cabinets, baseboards, and drywall. The home may need asbestos abatement. The drywall has wicked up to 4-6 feet, and the hardwood flooring is buckled. A pack-out company is needed for content manipulation. Affected materials will be removed, dust barriers built, and framing cleaned and dried.

 

We met with the homeowner’s daughter, explained the process, and started removing the contents and flooring. The next day, we removed the affected drywall and hardwood flooring. We found 5/8 plywood under the bathroom tile, which needs removal, along with the shower tile, countertops, and kitchen and bathroom vanities. The demo and cleaning continued, and we prepared for ATP testing. Two cracked drain lines were noted.

 

We cleaned the framing and subfloor, HEPA vacuumed, wet-wiped, sprayed sealer, changed filters, and set up equipment. The hygienist conducted a bacteria test, which passed. We picked up four dehumidifiers and four air scrubbers, removed window plastic, and left door plastic for privacy. All areas passed inspection and are ready for repairs including flooring, drywall, texture, paint, insulation, cabinets, shower enclosure, toilets, counters, and baseboards.
