Water Damage in Mission Viejo , CA
On 5/23, a bubble appeared in the living room ceiling, and by 5/24, it started dripping. The homeowner has not yet called a plumber but was given a contact for partner plumbing and has turned off the water. The affected area is the living room, with drywall damage, and the suspected source is a burst pipe from the master bedroom above. The homeowner, planning to sell the house due to the recent passing of their brother, went over the process and game plan with us. Containment and floor protection were set up before demolition, with negative air pressure for dust control. The affected ceiling was removed, treated, and wiped down. Moisture levels in the framing and plywood were between 20% and 30%. Upon returning, acceptable moisture levels were confirmed in the living room, and all equipment and containment were removed.
